Toronto's Fastest Selling Neighbouhoods

Zoocasa has analyzed the Average Listing Days On Market throughout Toronto neighbourhoods and surrounding GTA cities/regions. 

What they found may be interesting to anyone who has been waiting to buy or sell.

Detached Home Sales

As expected, and in keeping with history, the market for detached homes in Toronto is experiencing particularly high demand this spring.

The fastest selling neighbourhoods for detached homes is Rosedale and Moore-Park, when homes typically spent just 4 days on the market.

Remarkably, 60% of Toronto neighbourhoods have detached homes selling within 14 days or less, highlighting the strong interest in these properties, even though the average selling price is approaching $2 Million.

In the West End, High Park-Swansea, Roncesvalles and Parkdale were seeing detached homes sell in 11 days.

High Park North, The Junction and Runnymede in 9 days. Stonegate/Queensway in 10 days.

Is The Condo Market Crashing?

Condo sales have been slow due to the high amount of inventory available.

The condo market has been carrying high inventory monthly since the end of 2023.

This is an opportune time first time buyers and investors to get into the market.  There are deals to be found in some areas and some complexes. 

In most areas, condo ares taking atleast 30 days and more to sell, but we have some outliers of areas that are still seeing buyer demand.

Stonegate/Queensway saw condos sell in an average of 5 days.  High Park/Roncesvalles and Parkdale saw condo sales in an average of 16 days. 

The GTA Market - Is It Hot As Well?

Outside of Toronto detached homes are also in significant demand. Notably, approximately 24% of detached homes across the GTA sold in 14 days or less this spring. 

There were strong markets on display in Ajax, Whitby, Clarington, Pickering, Oshawa, Aurora and Markham.
