Selling your home can be one of the most stressful times in your life. But it does not have to be.  For most it is a new beginning in a new neighbourhood, a new City or expanding a family or downsizing.  There is always a long To Do List with many considerations.  I will ensure that  the process is as stress free and seamless as possible.  From the preparation stages, the viewing stages to offer night and closing, you will be depending on my professionalism and negotiating skills to manage the selling of your home.

THE SELLING PROCESS

Consult

I will meet with you in your home to discuss your situation and determine the sale plan for your home.  We will discuss the history of your home, any upgrades that have been performed as well as any other interesting details that I should know for the sale. You will be provided with a market analysis of similar homes in your area.

Preparing Your Home

Preparing your home to be listed For Sale requires some planning and strategy. You can expect that we will discuss cleaning, staging as well as maintenance and/or a home inspection. I will present to you all of the options with an outline of their benefits.

Photography

 I invest in professional photography services for your home to ensure it is well presented to would be buyers.  I will provide a variety of photos/videos/drone/aerial footage as well as professional measurements and doll house renderings where relevant. All of my homes for sale are showcased in the most professional way possible.

Marketing

My marketing plan involves showcasing your home on it's own website, as well as my website.  My social media platforms are also an excellent venue to ensure that your house generates many views and interest.  Professional grade Feature Sheets are also provided at all Viewing Appointments.  Viewings and Open Houses are managed by me personally.

Support Along The Way

You will be kept appraised of all viewing activity as well as all feedback received.  You can expect that I am available to answer any questions, rectify any issues that arise and otherwise take the pressure off of you while your house is listed For Sale.  Once we have a firm deal, I will still be involved in the final steps to bring you to closing.

While there is no way to predict how long the selling process will take, I can show you how the current real estate market is operating in your area and compare your home to the market conditions.  A well prepared and presented home will draw in buyers when it is priced well.

Yes.  I work with sellers and buyers and I know at all times what people are looking for when they are looking for their next home.  I will also be able to tell you how your home measures up against market expectations and we can plan accordingly.

While your house in on the market there are things you can do to assist your home in selling.  Ensure that your house is kept clean and tidy daily.  This could mean relocating while the house is For Sale. We want your house to shine for every potential buyer who walks through your door. Ensure the outside of your home is well maintained (shovelled in winter, leaves raked in fall) while on the market.  Curb appeal is very important to buyers as are first impressions. Finally, be prepared for feedback and let me prepare you for offers.

Yes.  It is not widely known, but many people do require extra privacy and discretion when selling their home.  There are a range of methods I use to maintain privacy, from alternate marketing methods, off market listing and bringing buyers to the table through my vast connection of agent colleagues.

Yes.  Assisting sellers who are managing estates of people who have passed away or for whom they are acting as the decision  maker is one of my specialities.  These situations require a bit more TLC usually, particularly in the preparation stages.  I am skilled at working with homes that require a lot of care and attention, and am well known for being the emotional rock for families who are dealing with multiple emotions while moving through the selling process of these special homes.
