Leases make up a very large portion of possible living options in the Toronto area.    From relocating professionals, students,  to people down sizing and to people who haven’t quite decided if home ownership is for them, leasing is a large part of the market share of properties in Toronto.  For many homeowners, becoming a landlord is an excellent income producer and supplements the current housing stock tremendously. I work with both renters and landlords to connect excellent tenants to excellent landlords.

The Discovery

If you are searching for a unit we will have a discovery call where I learn what you are looking for and what your criteria is.  

If you are a landlord, we will have a discovery visit where I will view your unit and discuss important criteria such as market value, if the unit is legal and timelines.

The Research and Prep

If you are a renter, I will talk to you about the required documents and credentials you will need to gather before we even begin the search.  Leasing through MLS requires solid credentials and I will assist you to position these documents.

For the landlord, I will schedule professional photography and measurements and have your unit marketed and listed to MLS.

The Hunt

For renters, once I have received your credentials we will begin the search.  You will receive listings from me daily, and I will be scheduling viewings for us for you to view units in person.

For landlords, the viewings of your unit will begin and I will ensure that your unit viewings are managed efficiently and professionally.  You will receive feedback on all viewings when provided.

The Connection

For renters, once we have found your next home, we will submit your offer package (+ a bit more paperwork) and leasing documents.  You will have your deposit in order and I will ensure that your Ontario Standard Lease is completed to perfection.

For landlords, we will go over the offers you receive and I will begin my work of checking references and credentials of your potential new tenant.  Once this is in order we will sign all of paperwork and finalize the Lease Agreement.

Move In!

While you are packing for your move to your new unit, there will be work behind the scenes for me right up until the keys are in hand. I am available for questions and assistance throughout the process and after move in as well.

For landlords, once the keys have been handed over and your new tenant has settled in I am always available for questions and to assist in any way I can.

Yes.  100% of the feedback I receive from my tenant clients is that it is much easier for them to lease through an agent (me).  I arrange all of the viewings and am very efficient at exposing my lease clients to multiple units per showing day. I am also very skilled at recognizing aspects of units that may or may not be desirable.

For landlord clients the exposure your unit receives from being listed on MLS and marketed through me is  unmatched compared to off MLS listings.  As well, the thorough qualification process as managed by me removes all of the second guessing and worry that landlords experience when renting out their apartments.
